At the same time, architect Roman Gale designed a lava-like facade with special structure that will be the first of its kind realized in Brno.

Underground garages and cellars for each apartment are obvious parts of the project.

Part of the Hvězdová project is a unique penthouse on the 8th floor. The uniqueness of this luxury apartment is underlined by a generously designed terrace with landscaping from a renowned studio of garden and landscape architecture - Atelier Krejčiřík. „We like to face interesting challenges and the creation of a private green oasis high above the city is a unique project in Brno”, says Kamila Krejčiříková.

Let nature come to your living room

In the entrance part of the terrace that connects directly to the residential part of the apartment, a large amount of higher greenery is designed, which naturally shades and cools the interior in hot summer months. In contrast to this, the rest of the terrace is designed as an open blooming meadow floating high above the rooftops of the city centre.

Lose yourself in your own piece of private paradise

A sitting area with a grill, an outdoor dining room and a relaxation area. The terrace is divided into several parts to enable you to find your own space where you can enjoy undisturbed relaxation. However, the location of the dining room in the centre of the reinforced area will simultaneously offer long vistas of the blooming meadow from the interior.

The sun in the starring role

The starring role on the terrace scene will be played by the sun in various parts of the day and the changes in the plants throughout the year – the bright colours of spring and summer flowers or the dreamy hues of autumn leaves. Each moment will bring new experiences to your garden.

Function and minimalism

The simple lines of the flower pots and the square stepping stones contrast with the wildness of the surrounding nature, referring to the minimalist design typical of the pre-war villas of Brno.

Your space, your rules

The realization of the rooftop garden will be carried out after a consultation with the apartment´s future owner. Naturally, therefore, the design can be adjusted to your individual needs (however, the technical possibilities of the realization always need to be considered).

“We are creating an outdoor room, a private meadow full of colours and scents. A place of children´s games and the experience of Nature´s touch in the middle of the city. A place for meeting the family and friends. The garden will also offer tranquillity and relaxation.

In accordance with current trends, we are returning to naturalness. We carefully select species prepared for life in extreme conditions high above the ground. Your days will be accompanied by the scent of herbs and by blooming butterfly bushes complementing the pure beauty of a meadow in blossom.

We have successfully tried the concept of the return to naturalness on the rooftop garden of the Czech Pavilion at the international exhibition EXPO Milano 2015, which was voted the exhibition´s most beautiful rooftop garden by the magazine Corriere della Sera.”

Hvězdová Residence will offer a variety of apartment dispositions ranging from the smaller units to the luxurious penthouse

When designing the Hvězdová Residence, we had in mind the needs of different future inhabitants. The house has a well-thougt-out disposition with a wide range of apartment types.

On the lower floors there are smaller flats with practical and functional design, which are suitable for renting or as starting apartments for young couples. From the fourth floor onwards, the floor area of the apartment and the comfort of living is gradually increasing.

The apartments on the top floors will offer real luxury. Two units on the sixth floor have a large private terrace. The eighth floors consist of a detached penthouses with a unique 360° view of Brno.

Brno-Zábrdovice flourishes again with honest architecture and nobleness

Residential complexes with timeless architecture, creative center and new urban garden. These are just some of the projects that are already in progress in the locality of Brno Zábrdovice. Soon, they will significantly change the district in the near future. Zábrdovice, that are really close to the historic city centre, are thus regaining its fame. We are delighted that DOMOPLAN can be part of the process. With the residential projects Hvězdová and Pekárenský dvůr, we are among the most active investors in the locality, planning to build more than 400 apartments.

The architect of Hvězdová Residence, Roman Gale, also considers the southwest part of Zábrdovice one of the most interesting parts of Brno. "In my opinion, it has a great future," he claims in an article published by idnes.cz that presents current projects that will change the so called "Bronx of Brno" back into one of the most pleasant housing districts.

Apart of the residences developped by DOMOPLAN, the future of Zábrdovice is also shaped by the extensive renovation of the courtyard Francouzská, which is adjacent to Hvězdová Residence. The project from the renowned studio Chybík + Krištof Associated Architects includes more apartment houses, a park, a community centre and other services. Its construction is going to start soon.

Roman Gale: Hvězdová residence is the gateway to the park

The Hvězdová residence is situated in the very centre of the city, near the city hall of Brno-North district. It completes the unfinished block of apartment buildings from the pre-war period and as such it forms the gateway to the Hvězdička park and to the newly emerging residential complex "Francouzská courtyard". In the context of Brno, the character of the locality is absolutely unique.

The apartment building with L-shaped groundplan is adjacent to the greenery of the city parks with both its external facades. Its mass is made of a cuboid with an eight-storey corner accent that has a regular grid of windows and loggias. The sixth and seventh floors form the rooftop landscape of residential terraces with unique views of the Brno skyline.

With its to its suitability and functionality, Hvězdová refers to the Brno interwar building tradition. At the same time it offers various housing units and all the accessories and equipment that form the modern housing standard.

The sporting look of the house is provided by a façade, which is rough to the touch, as if carved from a volcanic tuff. 

Locality
Thanks to the proximity to the centre of Brno, Zábrdovice has always been a sought-after neighbourhood. In recent years, the district has undergone a complete conversion, which is supported also by our projects Hvězdová and Pekárenský dvůr.

Client changes

Common standard design

As part of the standard design of equipment, we have selected quality and design tiling and paving, bathroom sanitary equipment, floor coverings and interior doors from our proven partners.

 

Additional above-standard design (fee based)

As part of the additional (fee based) design, the client can choose from a wide range of above-standard locally made and imported tiling, paving, plumbing fixtures, floor coverings and interior apartment doors from our partners. For the selected design the client will be charged a fee corresponding to the difference between the price of the material, the cost of assembly, including shipping and the price of flat-rate costs to discuss the client change. In the case of a more complicated installation of tiles and floor coverings or changes in the installation of sanitary items, in some cases a fee may be charged for increased laborious installation and other required work.

 

DOMOPLAN also offers the implementation of individual adjustments at the client’s request. These can be minor individual changes, such as partial changes in partitions, changes in electricity distribution, location of switches, sockets, central heating units, connection of two residential units into one large spacious, or even two-storey apartment. However, these changes must first be technically assessed, then designed and then the price can be calculated.

 

Each type of client change can only be made up to a certain stage of construction, so they are limited by predetermined deadlines. For this reason, clients are advised to negotiate changes as soon as possible. For each project, the deadlines for reporting client changes are different and are always determined during construction. In general, however:

 

  1. client changes in the scope of changes in electrical installations in monolithic reinforced concrete structures must be applied for no later than 45 days before the start of concreting of the ceiling above the first above-ground floor;
  2. client changes in the scope of changes in dispositions must be applied for no later than 45 days before the start of the implementation of masonry structures;
  3. client changes in the scope of surface changes must be applied for no later than 60 days before the start of tiling.

 

After submitting your idea of the form of the client change and paying the fee for discussing the client change, a price offer will be prepared. The price for making a client change is always determined individually depending on the recommended retail prices of goods from our contractual partners and the prices of other related items. After receiving the price offer, you will be able to decide whether or not you want to make the client change. The change is negotiated by approving the Price Offer and thus becomes part of the Agreement on the Future Agreement on the transfer of ownership of the unit.

 

The client change is made on the basis of a timely payment.

DOMOPLAN reserves the right to reject any change.

    Reserve your dream property

    After paying the reservation fee, the reservation is binding

    If you like any of our apartments and would like to think things through, you can make a completely non-binding reservation, which is valid for 3 working days. The reservation becomes binding with signing of the reservation contract. After that, we will ask you to pay a reservation fee of CZK 50,000*.

    *Reservation fee is included in the total property price and is transferred to a tied account.

    We will sign a payment schedule

    Within 10 days after signing, you are obliged to pay 10% of the price of the property

    Paid! The property is officially yours

    Now we just have to sign the real estate transfer contract

    After paying the rest of the purchase price according to the payment calendar, we will sign a real estate tranfer contract with you. After that, we will submit a proposal for registering your property right in the Land Registry.

  • Who handles the registration in the Land Register?

    Together with the real estate tranfer contract, we will prepare all necessary documents for the registration of your ownership right, which we will send to the competent cadastral office.

    You get the keys

    After checking that everything is all right, of course

    After a thorough inspection of the property, we will sign a transfer protocol.

  • How can I further evaluate my investment?

    The investment in the Filipovice apartment guarantees a market evaluation of the property as well as a high regular income from apartment renting. Return on investment is up to 12 years, yield reaches more than 8% p.a.

    If you are interested in renting the apartment, we will provide concierge service (reservation system, providing keys to the tenants, cleaning and basic maintenance).

  • And what if something goes wrong?

    During the warranty period, we will take care of removing any defects as quickly as possible. Our technician will contact you within 5 business days after reporting the defect.
